1. Introduction

These Terms of Use (“Terms”) govern your use of our website and your booking of any properties and or accommodation unit/s offered by us. Please read these Terms carefully before making a booking.

By accessing our website or completing a booking, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must not use our website or make a booking.

2. Eligibility

To make a booking you must:

  • Be at least 18 years of age at the time of booking;
  • Provide accurate, complete, and truthful information during the booking process;
  • Have the legal capacity to enter into a binding contract; and
  • Agree to and comply fully with these Terms.

We accept bookings from guests worldwide. It is your responsibility to ensure that travelling to and staying in the United Kingdom complies with any applicable immigration, visa, or entry requirements in your home country or the United Kingdom.

3. Bookings & Payments

3.1 Making a Booking

A booking is not confirmed until you receive a written booking confirmation from us via email. We reserve the right to decline or cancel any booking at our discretion, for example if we suspect fraudulent activity.

You are responsible for ensuring that all booking details you submit (including dates, number of guests, and contact information) are accurate before completing your booking. If this is not precise, you will be subjected to a fine. 

3.2 Payment

Payment is processed securely via PayPal Payments through our website checkout. By completing payment, you authorise the applicable charge.

All prices displayed on our website are in Pounds Sterling (GBP) unless otherwise stated. If you are booking from outside the United Kingdom, your bank or card provider may apply currency conversion fees, which are your responsibility.

Payment processing is handled by PayPal in accordance with their privacy and security policies.

3.3 Booking Fees

The total cost of your booking will be displayed at checkout before payment is taken. This includes the nightly rate and any applicable fees or taxes. No hidden fees will be added after checkout.

4. Cancellation & Refund Policy

We may provide a partial refund on a case by case basis. Note: We will not provide any refunds if it’s 72 hours before your booking. Cancellations may be possible but you may be subjected to a charge.

To request a cancellation, you must contact us in writing via the contact details provided on our website. Cancellation requests will only be investigated, by staff from the lead guest named on the booking.

5. Damage Deposit & Additional Charges

5.1 Your Responsibility for Damage

You are responsible for the condition of the Property during your stay. You must ensure that you, and the others booked on your stay, adhere to house rules and treat the Property and its contents with care and respect.

If any damage occurs to the Property or its contents during your stay, or if the Property requires additional cleaning beyond normal use, we reserve the right to charge you for the cost of repair, replacement, or additional cleaning. This includes but is not limited to:

  • Damage to furniture, fixtures, fittings, or appliances;
  • Stains or damage to soft furnishings, flooring, or walls;
  • Excessive mess or cleaning required beyond the standard post checkout clean;
  • Any damage caused by pets (noting that pets are not permitted — see Section 10).

5.2 How Charges Are Applied

Damage/s or additional cleaning charges will be assessed after your checkout. Where applicable, we will contact you with details of the damage and the associated cost. You agree to pay any incurred charges which occur during your stay.

Payment for potential damages, security and post-stay charges will be requested via a link sent by email prior to arrival.  We will always provide evidence of damage (such as photographs) before raising a charge.

We ask all guests to report any pre-existing damage or issues upon check-in so that you are not held liable for anything that occurred before your arrival.

6. Check-In & Check-Out

Check-in and check-out times will be written on the specific property page on the londonbooked.com website or may be confirmed in your booking confirmation email. Requests for early check-in or late check-out are subject to availability and must be arranged with us in advance, potential charges may be applicable.

You must vacate the Property by the agreed check-out time. Failure to do so may result in additional charges.

7. Occupancy

The Property may only be occupied by the number of guests stated in your booking. You must not allow additional unregistered guests into the property.  

If we discover that the Property is being used by more guests than stated in your booking, we reserve the right to terminate your stay immediately without refund and to charge for any associated costs.

8. Use of the Property

The Property is made available for short-term leisure or business stays only. You must not use the Property for any commercial, unlawful, or otherwise prohibited purpose, including but not limited to:

  • Subletting or re-letting the Property to any third party;
  • Using the Property as a venue for events, parties, or gatherings beyond the number of registered guests;
  • Conducting any business activity that causes nuisance to neighbours or the wider community;
  • Any activity that is illegal under the laws of England and Wales or your home country.

9. Limitation of Liability

We take care to ensure our Properties are clean, and maintained. However, to the fullest extent permitted by applicable law:

  • We are not liable for any loss, damage, injury, or inconvenience suffered by you or your guests during your stay, except where caused by our negligence or breach of a legal duty;
  • We are not responsible for the failure of utilities, internet connectivity, or appliances beyond our reasonable control;
  • We are not liable for any indirect, consequential, or economic losses arising from your booking or stay.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded under the laws of England and Wales.

10. House Rules

By completing a booking you agree to comply with the following house rules at all times during your stay. Serious or repeated breaches may result in immediate termination of your stay without refund.

10.1 No Smoking

Smoking of any kind (including cigarettes, cigars, vapes, e-cigarettes, and any other substances) is strictly prohibited inside all Properties and within any communal or shared areas of the building. Smoking may only take place in designated outdoor areas where provided. A specialist deep-cleaning charge will be applied if evidence of indoor smoking is found.

10.2 No Pets

Pets of any kind are not permitted at the Property.

10.3 No Parties or Events

The Property must not be used to host parties, events, or large gatherings. The number of guests present at any time must not exceed the number stated in your booking. Any gathering that causes noise, disturbance, or nuisance to neighbours is strictly prohibited.

10.4 Quiet Hours

Quiet hours are in effect between 10:00 PM and 7:00 AM. During these hours, guests must keep noise to a minimum, including music, television, and conversations. This applies inside the Property and in any communal or shared areas such as hallways, stairwells, or car parks.

10.5 No Unregistered Guests

Only guests named or accounted for in your booking are permitted to stay overnight at the Property. 

10.6 No Illegal Activity

The Property must not be used for any illegal purpose or activity. This includes but is not limited to the use, storage, or distribution of illegal substances, and any activity that contravenes the laws of England and Wales. Any illegal activity will be reported to the relevant authorities and will result in immediate termination of your stay.

10.7 General Care

Guests are expected to treat the Property and its contents with care and respect. Please ensure all windows and doors are locked when you leave, and report any maintenance issues or accidental damage to us as soon as they occur.

11. Discount & Promotional Codes

Occasionally we may offer discount or promotional codes. The following terms apply to all such codes:

  • Discount codes are personal and non-transferable unless stated otherwise.
  • Discount codes may not be usable on sale items unless stated otherwise.
  • Each code may only be used once per guest, unless it is a limited-time promotional offer with separate terms specified at the point of issue.
  • Codes must be entered at checkout before payment is completed. We cannot apply codes retrospectively after a booking has been confirmed and paid.
  • Codes cannot be combined with other offers, discounts, or promotions unless we explicitly state otherwise.
  • Codes have no cash value and may not be exchanged for cash or credit.
  • We reserve the right to withdraw, amend, or expire any discount code at any time without notice, provided that any code already applied to a confirmed booking will be honoured.
  • Codes are only valid for eligible properties and if relevant dates as specified when the code is issued.
  • Any attempt to use a code fraudulently or in breach of these terms will result in the code being voided and the booking being cancelled.

12. Use of Our Website

12.1 Acceptable Use

You may use our website only for lawful purposes and in a manner consistent with these Terms. You must not:

  • Use the website in any way that is unlawful, fraudulent, or harmful to others;
  • Attempt to gain unauthorised access to any part of our website, server, or any system or network connected to it;
  • Transmit any unsolicited or unauthorised advertising or promotional material (spam);
  • Introduce viruses, trojans, worms, or other malicious or harmful code;
  • Scrape, copy, or harvest any content or data from our website using automated means without our prior written permission;
  • Submit false, misleading, or fraudulent booking information or payment details;
  • Impersonate any person or entity or misrepresent your affiliation with any person or entity.

12.2 Website Availability

We aim to keep our website available at all times, but we do not guarantee uninterrupted access. We may suspend, withdraw, or restrict access to all or part of our website at any time for business or operational reasons, including for maintenance, updates, or improvements. We are not liable for any loss or inconvenience caused by the website being unavailable.

12.3 Accuracy of Information

We take care to ensure that property listings, photographs, descriptions, pricing, and availability information on our website are accurate and up to date. However, this information is provided for guidance only and may occasionally differ from the actual property. We reserve the right to correct any errors or inaccuracies at any time, including after a booking has been made, and we may notify you if any material change affects your confirmed booking.

12.4 Third-Party Links & Services

Our website may contain links to third-party websites or services, including but not limited to PayPal for payment processing. These third-party services are governed by their own terms and privacy policies, which we encourage you to read. We are not responsible for the content, security, or practices of any third-party website, and a link to any third-party site does not constitute an endorsement by us.

12.5 Payment Security

All payments on the londonbooked.com website are processed securely through PayPal. PayPal’s own security standards and terms apply to the processing of your payment. If you have concerns about a payment transaction, please contact PayPal directly in the first instance. Deposits and other charges may be collected from a business bank account.

13. Intellectual Property

All content on our website, including text, images, logos, and design, is owned by or licensed to us and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or use any content from our website without our prior written permission.

14. Privacy & Data Protection

By making a booking, you agree to our collection and use of your personal information in accordance with our Privacy Policy, which is available on our website.

15. Changes to These Terms

We reserve the right to update or amend these Terms at any time. Any changes will be posted on our website and will take effect from the date of publication. Your continued use of our website or completion of a new booking after changes are posted constitutes your acceptance of the updated Terms. Bookings already confirmed will be governed by the Terms in force at the time of booking.
